1. Flooding worries me and this is a change from 2-3 years ago.

We now tend to get 6-8+ weeks of drought or very light intermittent rain, followed by a month's rain in 2-3 days. This is causing soil shifting, sinking. The dry ground cracks, and the heavy rain soaks in. It is exaggerating troughs, and allowing large trees to tilt a little more, already weakened by drought, and making them more susceptible to wind storms. Regrading lawns might be a new thing.
