2. Maybe they have a side entrance that is accessible for the handicap.

It is hard to believe that they don't have some accessible entry point considering that it is has been over 25 years since the ADA passed. If they ever did any type of remodeling or repairs on the building they would likely lose any "grandfather" clause they may have held.

I also think it would be bad for business not to have handicap access for the disabled as you've pointed out.
