They could turn it into a continuously operating podcast studio and live comedy venue where they could have interviews with the greats and keep things going year round, and eventually turn it into the liberal equivalent of Fox. Kind of similar to what Kevin Smith did when he bought the Smodco Studios.
Colbert showed what could be done when he did his stripped down Late Show during COVID if that's any indication of what could be done with that place, since CBS no longer needs it.
